- Size of the house. The contractor will consider both the square footage and the height (one, two, three stories).
- Is there asbestos? Asbestos has to be removed from a home prior to demolition. The material needs to be kept separate from other materials. This is always an additional charge.
- Difficulty of debris removal. How close the home is to the dump and dumping fees will impact cost.
- Are you removing a concrete foundation? Concrete foundations take a little extra effort and will increase cost because the concrete has to be broken up prior to removal.
- Is there a basement. Basements increase cost because they typically are constructed of more durable material and are beneath ground level. Thus they also require backfilling with soil material which requires additional hauling, grading and tamping.
- What is the basic construction material of the house? Is it wood, brick or cinderblock. Wood is easier. Brick and cinder block is more difficult.
- What type of site grading, fill and tamping is required? If the contractor is preparing the site for new construction, the site may need to be leveled, re-graded, and tamped. It may also require the hauling of additional fill material (soil or stone).
- Location of the site and placement of the home on the site. Harder to access homes (on a hill, in an urban area, tucked in between structures or trees) will increase the cost of the project.
- Permits. Does the contractor have to pull the permit or has the permit already been pulled. Also, the cost of the permit (and the time it takes to run the permit) will vary from jurisdiction to jurisdiction.
