Interior Home Demolition Cost Factors
- How long will it take? Interior demolition is often determined by how many hours the contractor thinks the work will take. It is work that is done manually and thus labor is the primary factor.
- Are the walls being demolished bearing walls (of structural importance) Bearing walls will require shoring during demolition. Shoring will remain in place until new wall or structure is installed.
- Is there asbestos? Asbestos has to be removed from a home prior to demolition. The material needs to be kept separate from other materials. This is always an additional charge.
- Is there equipment that needs to be removed? Items such as boilers, HVAC, heaters, and air conditioners can increase the cost.
- Of what material are the walls constructed? Brick, cinder block, and plaster walls take longer to demolish than drywall with wood or light gauge steel studs.
- Waste disposal. Does the contractor have to haul the material or will they be able to use an onsite construction dumpster?
- Is there concrete that needs to be removed? Removing concrete is difficult business. It requires jack hammering and sawing. Jobs that require concrete removal will be more expensive.
- Permits. Does the contractor have to pull a permit or has the permit already been pulled. Also, the cost of the permit (and the time it takes to run the permit) will vary from jurisdiction to jurisdiction.
